May 27, 2009 - US Home Sales Up Since January According to the National Association of Realtors, April home sales were up nearly 4 percent since January. 45% of these are sales are inexpensive foreclosures and other distressed low-end properties.
San Diego County's inventory of unsold homes has dropped to below 10,000. This is the lowest level in four years.

March 6, 2009 - Another One Sold
The Dream Home Sweet Home Team has just closed on their listing at 2520 Clairemont Drive #114. The property was a 2 bedroom, 2 bath condo with nearly 1600 square feet. Mike Nicksic, the listing agent, "Due to our large online marketing presence, we were able to generate a lot of traffic through this condo. We received 5 offers on it with a final selling price of $310,000. That's almost 5% over list price. This property, like many others, ended up being a short sale. With the combined efforts of my team, we were able to communicate on a daily basis with the bank leading us to successful negotiations."

January 20, 2009 - 5 Home Buying Tips
When purchasing a San Diego Home, consider the following:
1. Good Credit - In order for you to get a good loan, make sure your credit is clean as possible. Your interest rate and lender fees are partially determined by your FICO.
2. Hire a Home Inspector - Once you are in escrow, hire a home inspector to thoroughly check the home. Before you close on your new home, you will want to know that the major systems of the home are in good working order.
3. Real Estate Agent - It is always advisable for you to work with a real estate agent. Your REALTOR will work with you on every aspect of purchasing your home. From setting up appointments and showing homes to making sure you have the lowest interest rate, your agent will be there for you every step of the way.
4. Choosing to buy in a school district - Weather you have children or not, check the local school system out. The better the local schools, the better your resale value will be later on.
5. Do Not Exceed Your Limits - The last thing you want to do is to move into your new home and be strapped for cash. A good rule of thumb to follow is that your home price should not exceed two and a half times your annual salary.
